Appraisers serve a number of roles. The most significant role is to appraise the property you are purchasing to ensure the purchase price is in keeping with market value. What is market value? Generally, we look at sales of comparable properties in your area that have sold in recent months, e.g., 6 months. The appraiser will consider not only square footage, bedrooms, baths, but the amenities and condition of the home.

Let’s say you have agreed to pay $150,000. for your soon to be purchased new home. The licensed appraiser prepares a written document shared with the mortgage company. If your home appraises for $140,000., the lender will not lend you money on $150,000. This is a protection for you as well as the lender.

Some buyers pay cash for their properties. An appraiser can be hired by the buyer to ensure the contract price is in keeping with market value.

Finally, the seller can hire an appraiser to measure the home (s)he is about to sell and conduct an appraisal of value. This is particularly helpful if there are limited comparable properties sold in the area.
